Most flats in Mira-Bhayandar have a slab height of 9 to 10 feet. A badly planned false ceiling makes rooms feel cramped. We usually drop only the edges (a peripheral ceiling) by 4–6 inches to carry cove lights and wiring, and keep the centre at full height.

We use gypsum board for large flat areas because it is faster, lighter and cracks less, and POP for curves, mouldings and repairs.

What is included

  • Ceiling design for each room
  • Gypsum board on GI framing
  • POP for curves, borders and mouldings
  • Cove light channels and profile light grooves
  • Fan hook reinforcement and AC piping provision
  • Concealed wiring for lights before closing
  • Joint taping, putty and two coats of paint
  • Grid ceilings for shops and offices

Materials we use

Gyproc or equivalent gypsum boards, GI channels, POP, joint tape, LED strip and COB lights.

How long it takes

About 5–10 days for a 2 BHK, plus paint.

FAQ

False Ceiling & POP Work: questions

What is the false ceiling rate per sq ft in Mumbai?

POP ceilings usually cost ₹90 to ₹140 per sq ft and gypsum ceilings ₹110 to ₹170 per sq ft, including framing and finishing. Lights and paint are extra.

POP or gypsum: which is better?

Gypsum is faster and cleaner for flat surfaces and cracks less. POP suits curves and detailed borders. Many of our ceilings use both.

Will a false ceiling make my room look smaller?

Not if it is planned well. A peripheral drop with cove lights keeps the centre at full height and makes the room feel taller.

How do payments work?

Usually a booking amount to start, then payments linked to stages: civil and plumbing, ceiling and electrical, carpentry, and final handover. You never pay the full amount upfront.

Will you handle the society NOC?

Yes. We prepare the scope letter most societies ask for, follow the society working hours, book the service lift and remove debris every day or two.
