Flooring is one of the few interior choices that is expensive and disruptive to change later, so it is worth getting right. For flats in Mira-Bhayandar and the western suburbs, the choice usually comes down to vitrified tiles, marble (Indian or Italian), or wooden-look flooring. Each has a place. Here is how they compare on cost, maintenance, feel and practicality.
Vitrified tiles
Vitrified tiles are made from clay and silica fired at high temperature, which makes them dense, hard and almost non-porous. They come in sizes from 600×600 mm up to 800×1600 mm and beyond, in marble, stone, wood and plain finishes.
- Cost: roughly ₹120 to ₹260 per sq ft supplied and fixed in Mumbai.
- Maintenance: very low. Mop with water; no polishing or sealing.
- Strengths: stain resistant, consistent colour, quick to lay, good for families with children and pets.
- Watch out for: large tiles need adhesive and levelling clips; cheap tiles can have uneven surfaces that show lippage.
For most 1 and 2 BHK flats, large-format vitrified tiles give the best value. Fewer grout lines make small rooms look larger.
Indian marble
Makrana, Ambaji and other Indian marbles are natural stone with a cool feel and a classic look. They are laid, ground and polished on site.
- Cost: roughly ₹280 to ₹450 per sq ft supplied, fixed and polished.
- Maintenance: needs periodic polishing; can stain from acids like lemon and tamarind.
- Strengths: long life, can be repolished many times, natural cooling.
- Watch out for: variation between slabs; laying and polishing take longer and create dust.
Italian marble
Italian marbles such as Statuario, Botticino and Dyna give a premium, seamless look. They are softer and more porous than many Indian marbles.
- Cost: roughly ₹450 to ₹750 or more per sq ft, depending on the stone.
- Maintenance: needs sealing and careful cleaning; scratches and stains more easily.
- Strengths: unmatched luxury look in living rooms.
- Watch out for: wastage when cutting slabs; budget for a skilled polisher.
Wooden, laminate and SPC flooring
Engineered wood, laminate and SPC (stone plastic composite) floors give the warmth of wood without the cost of solid timber. Laminate and SPC are clicked together over an underlay and can be laid over existing level tiles.
- Cost: roughly ₹150 to ₹350 per sq ft supplied and fixed.
- Maintenance: dry or damp mop; avoid standing water.
- Strengths: warm underfoot, quiet, quick installation without breaking old floors.
- Watch out for: not for bathrooms, kitchens or balconies; laminate can swell if water seeps into joints, while SPC handles moisture better.
Which to choose, room by room
- Living and dining: large vitrified tiles for value; Italian marble for a premium look.
- Bedrooms: vitrified or wooden-look SPC for warmth.
- Kitchen: vitrified tiles or granite; avoid wood and soft marble.
- Bathrooms and balconies: anti-skid tiles only.
- Elderly family members: matte or anti-skid finishes everywhere, not glossy tiles.
Mumbai-specific advice
Humidity and monsoon dampness matter. Ground-floor flats and rooms next to bathrooms should avoid laminate. Marble near the coast in Uttan or Gorai may need more frequent sealing. In older Mira Road and Bhayandar flats, check for hollow tiles before laying anything new on top: tap the floor, and if it sounds hollow, break and relay rather than covering it.
Hidden costs to plan for
The price per sq ft of the material is only part of the bill. Breaking and removing the old floor, carrying debris down from upper floors, levelling the slab, skirting, door bottoms that need trimming, and thresholds between rooms all add up. Marble also needs grinding and polishing after laying, and a little extra stone to allow for wastage when cutting. When comparing quotes, check that these items are included, or you may be comparing a labour-only number with a complete one.
How long each option takes
For a typical 2 BHK, vitrified tiles take about a week to lay once the old floor is out. Laminate or SPC can be installed in two or three days over a level floor. Indian marble needs laying, curing and then grinding and polishing, so plan on two weeks or a little more. If you are living in the flat, we can work room by room so one bedroom stays usable.
Bottom line
If you want low maintenance and good value, choose large vitrified tiles. If you want a classic, long-lasting floor and do not mind polishing, choose Indian marble. For a premium statement in the living room, choose Italian marble. For warmth in bedrooms, choose SPC. We bring samples to your flat so you can see them in your own light before deciding.
