Got Possession of a New Flat? An Interior Checklist for Mumbai Buyers

Checks to do at possession, what to fix before interiors, and how to plan the interior of a new flat in Mira Road, Ghodbunder Road or the western suburbs.

Getting the keys to a new flat in Mira Road, Kashimira, Ghodbunder Road or a redeveloped building in Dahisar is exciting, and most families want to move in quickly. A few days spent checking the flat and planning the interior in the right order saves money and avoids breaking finished work later. Here is the checklist we walk through with clients.

Step 1: Inspect before you accept possession

Builders usually have a defect liability period, so report problems early and in writing. Check:

  • Tiles: tap every tile for hollow sounds; check for cracks, chips and uneven joints.
  • Walls: look for cracks, damp patches and uneven plaster, especially near bathrooms and windows.
  • Windows: open and close each one; check locks, glass and sealing.
  • Doors: check alignment, locks and gaps at the bottom.
  • Bathrooms: run every tap and flush; check slope towards the drain and look for leaks below the basin.
  • Electrical: test every switch and socket with a tester; check the main board for MCBs and an RCCB.
  • Measurements: compare actual carpet area with the agreement.

Take photos and send the list to the builder. Get major defects fixed before your interior work starts, because fixing them later means breaking new work.

Step 2: Measure and plan

Get a proper measured layout of the flat, including window positions, beam depths, ceiling height and the location of plumbing and electrical points. This drawing is the base for every design decision.

Step 3: Decide what to keep

New flats often come with acceptable flooring, bathroom tiles and fittings. Keeping them can save lakhs. Replace only what you genuinely dislike or what is poor quality. We give an honest view on what is worth keeping during the site visit.

Step 4: Plan electrical points early

Think about where the TV, AC, geyser, microwave, washing machine, RO, study lamp and bedside chargers will go. Adding points after the ceiling and carpentry are done means cutting walls. A complete electrical plan is the most important early decision.

Step 5: Prioritise storage

In a Mumbai flat, storage decides how livable the home feels. Plan floor-to-ceiling wardrobes, lofts, beds with storage, a shoe unit near the entrance and a tall kitchen pantry. These give the most value per rupee.

Step 6: The right order of work

  • Civil changes and plumbing.
  • Electrical conduits and points.
  • False ceiling framing.
  • Flooring (if being changed) and wall tiling.
  • Carpentry: kitchen, wardrobes, TV unit, beds.
  • Ceiling finishing, putty and paint.
  • Lights, fittings, hardware, deep cleaning.

Following this order avoids damage to finished surfaces and keeps the timeline predictable.

Step 7: Budget in levels

Decide which rooms deserve premium finishes and which can be practical. Many families choose a premium kitchen and living room and simpler bedrooms. Our 2 BHK cost guide and the estimator on this site give realistic ranges for Mira Road and nearby areas.

Step 8: Society and builder rules

New towers often have fit-out rules: working hours, a deposit, lift booking and debris disposal. Some builders require your contractor to register before starting. Ask the facility manager for the fit-out guidelines on the day of possession.

Step 9: Timeline

A complete 2 BHK interior usually takes 45 to 60 days after design approval. If you need to move in sooner, do the kitchen, wardrobes and electrical first, and add ceilings and feature walls later.

Common mistakes we see

  • Ordering wardrobes before deciding where the AC and its piping will run.
  • Choosing a dark kitchen finish for a kitchen with little daylight.
  • Covering hollow builder tiles with new flooring instead of fixing them first.
  • Skipping a loft or tall unit and running out of storage within a year.
  • Forgetting a geyser point in the second bathroom and a plug point near the bed.
  • Paying a large advance before seeing a written, itemised quote.

Each of these is cheap to avoid at the planning stage and expensive to fix after the carpentry is in. A one-hour walk-through with your contractor, floor plan in hand, catches most of them before a single wall is touched.
